The infrastructure of most settlements is unable to cope with the sharp increase in population.
In the suburbs of the capital is being built more and more housing. According to the Agency EUR – rating in 2014-2016 g near Kiev has built about 5 million sq m. while in the city, 4.2 million sq. m.
Buildings located outside the ring road, cheaper than in the capital. But there are differences in the set of quality parameters, experts state. To find out, where to live is not only cheaper, but also more comfortable, in EUR – rating has conducted a study. Analysts have studied about 200 projects of different degree of readiness. The declared deadline for the commissioning of most of them – 2017 “But there are a number of large housing complexes, the final completion of the work on Kotoriba going to end earlier 2020,” noted in the Euro ranking.
The construction in the Kiev region is rather uneven: in Kievo-Svyatoshinskiy district accounts for just less than 80% of the total number of objects. In Vyshgorod and Boryspil district is being built on 7%, in Brovary – 5%.
If we consider the construction activity in cities, the highest it will be in Irpen: 45 housing complexes.
The number of constructed housing complexes Irpen is much ahead of all other settlements of the Kiev region. At the same time, the city is much less massive buildings, typical of other regional centers or even villages. There is the construction of individual homes or housing block, consisting of 8-20 objects. We are talking about the “city within a city”, when elevated from 30 to 100 houses, not including related infrastructure. Such large-scale housing projects in the region about a third, mostly in the Kiev-Svyatoshinsky district.
Most large-scale projects implemented in: sofiivs’ka borshchahivka, Brovary, Bucha. If they are all completed, the housing stock of these cities will grow by almost 700 homes. On the part of the objects is now made at least half of the construction works,for example: LCD Sofia (built 5 of the 6 bursts), LCD Luvshy Mayetok (completed 21 of 28 bursts) LCD Sofia Club (completed 7 of the 11 buildings), LCD Forest block (built about half the houses). Other residential developments recently launched, including the largest: GM Nova Bucha, LCD Scandia Europeans in Sofiivska borshchagivka.
According to estimates, the Euro, the implementation of only the largest projects should ensure the construction of about 125 thousand apartments, which can accommodate not less than 250 thousand people. With most of the growth can come at seven localities: Sofiivska Borschagivka, Kyiv, Petropavlivska Borshchahivka, Buchu, Irpin, Exclusive, and cherry – there’s a housewarming party celebrates more than 200 thousand people.It is clear that not all property buyers will be newcomers, however, the potential growth of the population will need to be matched by infrastructure development, analysts say.
Active construction in the Kiev region affected not only the regional cities, but also villages located near the capital. The infrastructure of most of them are not designed for the sharp increase in the population. Indeed, in some cases, after the completion of a larger complex, the number of inhabitants is expected to double, and sometimes triple.
It is a common practice of mass construction in Ukraine when, having land and the ability to connect to communications, the developer is willing to extend the scope of the previously declared project. He is always investing in the expansion/modernization of engineering and transport infrastructure. As a result, residents may face a shortage of social objects (schools, kindergartens, hospitals) or communication problems (overload existing engineering networks, the complexity of travel in the housing complex or leaving it in the “rush hour”).
