Prices in new buildings in Kiev in the first half rose

According to a study based on statistics Lunia average price per square meter in new buildings in Kiev in the first half of 2018 grew by UAH 900 or 4.1%.

Compared to may prices rose by 300 UAH, or 1.4%. The minimum price per square meter stood at around 15 100 UAH/sq m, that is returned to virtually the indicator of the beginning of the year.

Also, an interesting trend can be seen in the context of prices depending on the class of buildings.

Prices for classes of buildings

By July 2018, the average price of square meter in new economy-class amounted to 17 700 UAH/sq m, which is 4.7% more than at the end of 2017 year (when the meter in the economy cost an average of 16 900 UAH). Compared to may change in the opposite direction — minus 100 UAH for a square.

In the comfort class, the average meter costs 19 800 UAH/sq m, and this growth is 4.8% compared to the result of the end of December last year (there were 18 900 UAH/sq. m).

Figure in business class, if we compare only the data at the end of December 2017 and ongoing June, remained unchanged — 34 000 UAH/sq. m.

The elite at the end of the first half there is a decrease in the average on 3% in average price per square at the beginning of the year was 54 300 UAH, at the beginning of July — 52 600 UAH.

Based on the data Lunia we also built two graphs of price change, lets look at the situation from a slightly different angle. The dynamics of the prices in six months only for the comfort class and the changes in the average cost of a meter is only on the left Bank.

In the comfort class, a significant jump occurred at the beginning of 2018, the year of higher average prices were 4.8% from 18 900 UAH/sq m at the end of December to 19 800 UAH/sq m by the end of the first month of 2018.

With the average price of the left Bank such bursts were not observed, although here in the period December-January has been an increase in the average price — 500 UAH/sq. m (about 2.8 percent). Otherwise, the price fluctuated around the level of 18 300 UAH/sq. m, then adding 200 UAH, then losing them.

Changes for the year and possible reasons

Compare prices of the 1st half of 2018 and 2017 years. Last June, the average price per sq m was $ 21 800 UAH. Thus, compared with June last year, the growth was 3.2% or UAH 700 one square.

The minimum price since last June increased from 14 900 UAH/sq. m to 15 100 UAH/sq m, that is, long-distance, we see an increase of 1.3%. Thus, we can say that the curve prices continues to slowly but surely creep up, although this is not critical jerks.

Perhaps the fact that in Kiev over the past year there were several large-scale projects of the type “a city within a city” or “mini-city” (for example, LCD SVITLO PARK, “fine town”, Respublika, etc.). They gradually grow, together with the floors rising prices — the closer to the date of commissioning, the higher the price. But the new LCD on the market not so much: the news of June — the start of sales was only one LCD in Kyiv and one in the area (for comparison, in may started selling 7 LCD).

Probably, such a development could become a long term trend in the market — when a single LCD, opening the door, sales will not be so clearly affect the overall “temperature”, and large construction projects will set the pace as price indices, and many others. For example, the level of the same infrastructure, layout, etc.
