Most developers in Sumy build typical residential projects economy class.
In Sumy now built a dozen houses, and almost all of them belong to the economy class. Only one erected in the city of the LCD belongs to the comfort class.
“The primary real estate market Sum consists mainly of objects of economy segment. And for those LCDS, which are now being built and are on sale in the primary market, and ready-made objects put into operation in recent years. The trend continues in the future: planned LCD from Sumy developers will also be mainly “economical”, – says the Director of the media Department of CBS Natalia Podolskaya.
As explained by analysts of CBS, as Sumy – the city is small and not the richest among all regional centers of Ukraine, namely the economy and housing is in great demand among the local population. At the same time, experts say the company narrow the selection of higher-quality housing at prices not much exceeding the medium-term proposal, makes it more attractive and competitive.
Among the objects offered for sale on the primary market Sum, only RC “Zarechny” refers to the class “comfort”. “The price of apartments in this object begins with the 9,2 thousand UAH per sq m, while more modest options are on average about 8 thousand UAH. However, the quality of such facilities is consistent with the prices: they are built slowly, mostly block and panel houses without architectural frills and without the use of modern technologies”, – says Natalia Podolskaya.
Another feature of the primary Sumy Natalia Podolskaya calls installation in new buildings individual apartment heating. “In a difficult situation with tariffs for utilities and the widespread adoption of multi-apartment houses in the regions, individual heating, it is only natural that developers are offering such solutions. It is much more effective and safer to initially design the system of individual heating of apartments, than then to force buyers to alter it on their own,” – explained Natalia Podolskaya.
