In Kiev declined, housing prices

The dynamics of the cost of apartments by number of rooms:

– one-bedroom apartments – an increase of 0.9% to $ 1166. / KV. m;
– two-bedroom apartments – a decline of 0.2% to $ 1307. / KV. m;
– three bedroom apartments – a decline of 1.3% to $ 1282. / KV. m;
– four-room apartments – a decline of 1.9% to $ 1413. / KV. M.

In April, the districts of Kiev was evenly divided on the dynamics of prices in 5 areas average prices have increased (from 0.04% in Desnyanskiy to 1.6 in the Goloseevsky), and 5 decreased (-0.3 V Obolonskyi to -0.7% in Pechersk).

The average price in the cheapest price segment (20% of the apartments low price segment) in April remained unchanged at USD. / KV. m. Among the apartments expensive segment average prices decreased by 0.7%, to $ 2208. / sq. m.

The most expensive housing in Kiev, in the Pechersk district, where the average cost per square meter is 2046 USD And the cheapest district on the level of average prices for housing – the Desna. There, the average cost per square meter in March, amounted to 868 USD.

The amount represented by the sale of apartments for the month fell by 3.4% to $ 21632 apartments. The volume of supply decreased in total area by 3.3% in dollar terms by 4%.

For the year, compared to April 2016, the number of apartments increased by 15.3%.

The share of apartments, first offered for sale in the reporting month amounted to 12.5% of the total proposal. Average bid price of “new” apartments in Kiev by 8.5% below the average price in March and is 31488 UAH / sq. m. In dollar terms – cheaper by 7.7%, to $ 1171. US / sq. m.

Analysis of the proposal with the division by number of rooms in the whole Kiev shows that the total volume of one-bedroom apartment is 29%, two – room- 32%, three – 33% and 4-bedroom to 6%.

The greatest number of apartments offered in Darnitskiy area – 17%. In goloseyevsky – 13%, in the crypt – 12%, in Kiev – 11%, Dnieper and Solomenskiy – 10%, in svyatoshynskyi – 8%. The smallest proportion represented by the sale of apartments in Obolon – 7%, in the Desna and Podolsky areas – 6%.

The increase in supply observed in the area Desnyanskiy – by 2.3% in Obolonsky – by 1.7%. In other areas, reducing the number of apartments ranged from 1.4% in December to 8.9% in goloseyevsky.

The structure of the proposal on the total cost for the facility is dominated by apartments in the price range of 50 to 100 thousand Dollars. USA – 43%. To 50 thousand Dollars. USA – 29%. In the price range of 100 to 150 thousand Dollars. USA – 13%, from 150 to 250 thousand Dollars. USA – 10% and 250 thousand Dollars. USA – 5%.
