In Kiev declined, apartment prices

The average cost of apartments in the primary real estate market in Kiev in August 2017 compared to July decreased by 0.3% to 23,195 thousand UAH/square meter.

This was reported in his monthly report to the portal “Capital estate”.

According to experts, last month in the primary market decline in the value of apartments was observed in the premium class – by 0.6% to 46,042 thousand hryvnia/sq. m, economy class – on 0,5%, to 16,677 thousand UAH/square meter and the comfort class, – 0.5% to 21,642 thousand UAH/square meter, and increased the prices of apartments business-class – by 1.1% to 31,075 thousand UAH/square meter.

The most noticeable decrease in prices for apartments in Obolon, Desna and Dnieper districts of the capital – by 1.8%, 1.5% and 1.4%, respectively, while the cost of apartments in some areas has increased. So, Podilskyi and Solomianskyi districts, the price rose by 0.9% and 0.8% respectively.

According to the information portal, last month, the apartment for sale offered 68 operators in 180 sites. In the structure of supply of primary housing is dominated by new economy class – 33% of the comfort class – 30%. The new business class accounted for 26%, and premium – 13% of the total.

Thus in August has been suspended or terminated sale of apartments in three new buildings.

The average cost of apartments in the secondary housing market of Kiev in August 2017 decreased by 1.5% compared to July and amounted to 32,128 thousand UAH/square meter, while in the us the price fell by 0.1% – up to $ 1250/square meter.

It is reported that since August 2016 apartments on the secondary housing market of Kiev fell by an average of 7.9%, but in dollar terms, the average price declined by 8.7%.

The amount represented by the sale of apartments in the secondary housing market in August 2017 compared to July decreased by 2% and totaled 19,629 thousand objects. In the total volume of 1-room apartments occupy 28%, 2-room – 32%, 3-room – 33% and 4-room – 7%.

Recall from the beginning of 2011 on the market of primary real estate in Kiev has collected more than 76.5 thousand “hung” apartments.
