Property prices may again fall.
The National Bank of Ukraine said that housing prices in Ukraine is actively falling and had almost reached critically low levels. According to the recent NBU report, housing in Ukraine is sold almost at cost. The reason was lack of demand.
Large cities continue to build residential complexes and buildings. It is noted that for the first 9 months of last year in Ukraine commissioned by 21.4% more housing (6.8 million sq m total area) than for the same period in 2016, In General, over three quarters of 2017 have been commissioned for 84.4 thousand apartments.
“The pace of falling prices has declined substantially in recent times. From 2-3% per month in 2014 to 0.5% in 2017, Respectively, according to the dynamics, 2018 will be a year of stability. But rather a year of stability with a slight pull to a very smooth decrease prices than to smooth growth,” said Chairman of the Committee of the Association of realtors of Ukraine Eduard Brazas.
The Chairman of the national Council of Realtor chamber of Ukraine Viktor Nesin told “Today” that in 2018 will continue the same trend as in the past, and prices will decline, by about 10%, although critical, will not collapse.
“The trend in 2018 in real estate prices will still decrease. To say that there is no demand – not. We have a huge demand, in my understanding, every second Ukrainian, we have a need or improvement, or the acquisition of real estate. But there is no financial opportunity, and in 2018 this option just does not appear. The collapse of prices will not be too. Because a collapse would be associated with demand. If it happens a sharp collapse in prices, there is always someone who can buy this property even for the purpose of resale,” explains the expert.
